For a flat fee of $599 (does not include Court filing fees if Client does not qualify for a fee waiver), Client is hereby retaining Attorney (Ms. Melissa Marsh) to: (1) assist Client with the preparation of an Answer to a residential unlawful detainer (eviction) filed in the Los Angeles Superior Court by Client's landlord with Client in Pro Per (representing himself or herself) and to (2) explain how to print, assemble and file the Answer with the Los Angeles Superior Court with 1 original and 2 copies. Client acknowledges being informed that Client only has 5 calendar days, including weekends, to file an Answer to an unlawful detainer complaint with the Court, and that if more than 5 days has elapsed since Client received the unlawful detainer summons and complaint, Client’s landlord may have already filed a Request for a Default. If more than 5 days has elapsed and if the landlord has already filed a Request for a Default, Client will need to formally retain an attorney to prepare and file a Motion to Overturn a Default. Ms. Marsh presently charges a flat fee of $1,500 to prepare a Motion to Overturn a Default which only has a 70% chance of success. Client understands that Ms. Marsh's normal hourly rate is $500, and the above service (Preparation of an Answer to a residential unlawful detainer complaint filed in the Los Angeles Superior Court) is being provided to Client on a discounted flat fee basis. Client further understands that the Preparation of the Answer with the Client in Pro Per (representing himself/herself) does not obligate Ms. Marsh to continue to represent the Client in any subsequent request including discovery, and or representation at trial. Client acknowledges and understands that the Answer will be prepared in Pro Per, with Client representing him/herself and that Ms. Marsh will not be representing the Client in court. If Client desires such representation, Client will need to execute a separate retainer agreement with Ms. Marsh.

After you submit the above information along with payment, Ms Marsh will contact you so you can send her a copy of the summons and complaint (eviction) and the 3/30/60 day notice that you received before the landlord filed the eviction.
